2. Definitions

For the purposes of these Terms and Conditions, the following terms shall have the meanings set forth below:
“Villa del Sissi”
Refers to the property rental business operated by Villa Del Sissi, acting on behalf of the property owner, offering the rental of the villa located in Sissi, Crete.
“Guest(s)”
Any individual(s) who make a booking with Villa del Sissi and their accompanying persons who will be staying at the property during the rental period. This includes the primary guest making the booking and any additional guests listed in the reservation.
“Booking”
The reservation made by the Guest for the rental of the Villa, including all associated dates, rates, and services agreed upon at the time of booking.
“Booking Confirmation”
The official confirmation sent by Villa del Sissi to the Guest, confirming the details of the booking, including dates, payment, and any special requests.
“Property” or “Villa”
The rental property located in Sissi, Crete, that is offered for occupancy by the Guest during the booking period. This includes the building, grounds, and any amenities provided.
“Booking Dates”
The specific period for which the Villa is reserved by the Guest, including check-in and check-out times as outlined in the booking confirmation.
“License to Occupy”
The permission granted to the Guest to stay at the Villa for the duration of the booking, under the terms set forth in this agreement. This is not a residential tenancy.
“Owner”
The individual or entity who owns the Villa and has authorized Villa del Sissi to manage the rental on their behalf.
“Fee(s)”
Any payment(s) due for the rental of the Villa, including but not limited to the rental price, cleaning fees, security deposit, and any additional charges for services or amenities requested by the Guest.
“Deposit”
A portion of the total booking fee paid by the Guest at the time of booking, typically used to secure the reservation and as a guarantee against damage or cancellation.
“Security Deposit”
A refundable amount paid by the Guest to cover any potential damages to the Property during their stay. This deposit may be withheld, in part or in full, in the event of damage or breach of the Terms and Conditions.
“Termination”
The cancellation of the Guest’s right to occupy the Villa, either by the Guest or by Villa del Sissi, due to a breach of these Terms and Conditions or other circumstances as outlined in the agreement.
“Force Majeure”
Any event or circumstance beyond the reasonable control of either party, such as natural disasters, war, strikes, government restrictions, or other unforeseen events that may prevent or delay the performance of obligations under these Terms and Conditions.
“Bad Guest Register”
A database or list where guests who have been evicted or have caused significant issues during their stay may be recorded, which may affect their ability to book with Villa del Sissi or other properties in the future.
“Unreasonable or Abusive Behavior”
Behavior that is disruptive, threatening, violent, or otherwise unacceptable to the safety, comfort, or well-being of Villa del Sissi staff, other guests, or the surrounding community.
“Personal Data”
Any information related to an identified or identifiable individual, including but not limited to name, contact information, and payment details, as described in our Privacy Policy.

3. Booking and Payment Terms

Booking Process

A. Send a Booking Request

Start your journey by selecting your desired check-in and check-out dates on our booking form, available on both the homepage and property page. Once you’ve chosen your dates, the system will check availability and display the total rental price. To secure your stay, a 40% prepayment of the total rental amount is required.

Note: All prices include applicable taxes unless otherwise specified.

B. Secure Payment Process

After reviewing your prepayment, proceed to the checkout form to enter your details. You’ll then be redirected to the NexiPay payment page to finalize your payment securely. We accept a wide range of credit cards, including Visa, Mastercard, and Maestro.

All payments made using the card are processed through the electronic payment platform of "Nexi XPay" of Nexi Payments Greece S.A. and uses TLS 1.2 encryption protocol encryption with 128-bit (Secure Sockets Layer - SSL). Encryption is a way of coding the information until it reaches its recipient, who will be able to decode it using the appropriate key.

C. Account Registration

Once your payment is complete, we’ll take care of creating your account. You’ll receive an email with a link to access your personal account area, where you can view your bookings and orders. The email will also include a link to set your password—be sure to choose a strong one for added security.

D. Owner Approval

After you submit your booking request, the property owner will be notified and will review your reservation.

E. Final Payment and Booking Confirmation

When the final payment is made through My Reservations page, by using the same secure Nexi XPay platform, then, your booking will be officially confirmed, and your chosen dates will be locked in the property’s calendar. After that you can get an official invoice.

4. Payment, Cancellation and Refund Policy

The procedure is very simple and stress free.

  1. Upon reservation you are requested to pay 40% of the total rental amount.
    Until one month (30 days) prior to your arrival you are requested to finalize your payment (the remaining balance).

    If the balance is not paid by then, it is considered a cancellation and the 40% deposit is forfeited.
    You can cancel for free up to 60 days prior to your arrival.

  2. If you have already paid the full amount and you cancel your booking more than 60 days before your arrival, we will refund 100% of the amount paid.

    If you cancel your booking between 60 and 30 days before your arrival, we will keep the 40% deposit and refund the remaining 60%.

  3. Any cancellation during the last month (30–0 days) prior to your arrival, including no-show or early departure, results in 0% refund.


  • The climate tax is included in the price.
  • Upon your arrival you will be asked to pay in cash a refundable damage deposit of €1,000.

5. Check-in and Check-out Policy

We want to ensure your stay at Villa del Sissi is as smooth and enjoyable as possible. Please review our check-in and check-out procedures below to help us provide the best experience for all our guests.

Check-in Time

Your villa will be ready for check-in at 4:00 PM on the day of your arrival. We ask that you arrive after this time to ensure that everything is perfectly prepared for your stay.

If you need to arrive earlier, please contact us in advance to check availability. We will do our best to accommodate your request, though early check-ins are not always guaranteed.

Check-out Time

On the day of departure, we kindly ask that you check out by 11:00 AM. This allows us to prepare the villa for the next guests.

If you need a later check-out time, please let us know in advance. If available, an additional charge may apply.

Please note that staying past the check-out time without prior approval will incur an extra charge equivalent to one night's stay.

Villa Inspection

To ensure the villa is in good condition for the next guests, a villa inspection will take place 30 minutes before your departure, at 10:30 AM. During this time, you will need to be available for a quick inspection to check for any damages or losses.

We kindly ask that you leave the villa in the same condition as you found it—tidy and undamaged. Any damages or missing items will be assessed and may be deducted from your security deposit.

House Keys

Upon check-out, please ensure that you return all keys provided to you during your stay.

If any keys are lost, the entire key mechanism will need to be replaced for security reasons, and you will be charged for the replacement cost from your damage deposit.

Late Check-out and Early Check-in Fees

If you require a late check-out or early check-in, please contact us in advance to check availability. A fee may apply depending on the villa's schedule and availability.

Arrival Identification

Upon arrival, all guests will be required to provide their personal identification documents (passport or identity card) for registration with the Tourist Board. Only registered guests are allowed to stay overnight at the villa.

6. Guest Responsibilities

At Villa del Sissi, we aim to provide a safe, comfortable, and enjoyable environment for all our guests. To help maintain this atmosphere, we kindly ask that you take note of the following responsibilities during your stay.

Respect the Property

We’ve worked hard to make Villa del Sissi a beautiful and well-equipped place for you to enjoy. We ask that you treat the villa, its furnishings, and all equipment with care and respect. Please leave the villa in the same condition as you found it—tidy and undamaged. If any damage occurs during your stay, please notify us immediately.

Identification and Registration

Upon arrival, all guests will be required to present their personal identification documents (passport or ID card) for registration with the Tourist Board. Only registered guests are allowed to stay overnight. This is a legal requirement, and we appreciate your cooperation.

Check-in and Check-out Times

Check-in: From 4:00 PM on the day of your arrival.

Check-out: By 11:00 AM on the day of your departure.

Please adhere to these times to ensure a smooth transition for both you and the next guests. Late check-outs may incur additional fees.

Quiet Hours

In accordance with Greek law, quiet hours are from 11:00 PM to 7:00 AM and 3:00 PM to 5:00 PM. We kindly ask that you respect the peace of other guests and neighbors during these times.

Swimming Pool Safety

The swimming pool is for your enjoyment, but safety comes first. All guests, especially children, must be supervised at all times while using the pool. Non-swimmers and children should never be left unattended. We also ask that you avoid using breakable items (e.g., glasses, bottles) around the pool area. Running on wet surfaces is at your own risk.

Smoking Policy

Smoking is not allowed inside the villa. You may smoke only in the designated BBQ area. Please ensure that cigarette smoke does not linger inside the villa, as it may cause discomfort for future guests and could lead to reservation cancellations.

Children Supervision

We encourage responsible parenting and strongly advise that children be supervised at all times, especially around the swimming pool. The safety of your children is your responsibility.

Personal Belongings and Security

While Crete is a safe destination, we recommend that you lock all doors and windows when leaving the villa and avoid leaving valuables in your car. The host is not responsible for any theft or loss of personal items from the villa or vehicles.

Use of Appliances and Equipment

Please use all appliances, furniture, and equipment according to their intended purpose. If anything is damaged or malfunctions during your stay, notify us immediately so we can address the issue promptly.

Waste Disposal

Please do not dispose of paper or other materials in the toilets, as this can cause blockages in the drainage system. Kindly dispose of waste properly in the designated bins.

Respecting the Environment

We ask that you act with care when using the villa’s facilities. Be sure to turn off electrical appliances when not in use, and close all windows and doors when leaving the property to avoid damage in case of storms or high winds.

Special Circumstances

In the event of an emergency, such as a fire or flood, or if the house rules are violated, the owners reserve the right to enter the villa, even if guests are not present.

Compliance with the House Rules

Failure to comply with these house rules may result in the cancellation of your stay without refund. We take these guidelines seriously to ensure the safety, comfort, and enjoyment of all guests.

7. Privacy Policy

How We Use Your Data

Payment details are securely processed by Alpha Bank NexiPay, and we never store your card information.

8. Liability Disclaimer

Use of the Property

Guests use the villa and its facilities at their own risk. This includes, but is not limited to, the swimming pool, outdoor areas, appliances, and equipment. We recommend that children are always supervised by an adult, especially around the pool area. Villa del Sissi is not liable for any accidents, injuries, or damages that may occur during your stay, including but not limited to, accidents related to the pool, garden, or other areas of the property.

Personal Belongings

Villa del Sissi is not responsible for any loss, theft, or damage to your personal belongings during your stay. We advise guests to lock doors and windows when leaving the property and to avoid leaving valuables in cars or unattended within the villa.

Damage to Property

Guests are responsible for any damage to the property or its contents during their stay. If any damage occurs, it must be reported immediately to the host. In case of significant damage, the cost of repairs or replacements will be deducted from the damage deposit or billed directly to the guest.

Compliance with House Rules

Failure to comply with the villa’s house rules, including but not limited to noise disturbances, smoking inside the villa, or violating the law, may result in the cancellation of your stay. In such cases, the guest will be charged the full amount for the booked period, and no refunds will be issued.

Force Majeure

Villa del Sissi is not liable for any failure to fulfill its obligations due to events beyond our control, such as natural disasters, fire, flood, war, or other force majeure events. In such cases, we will notify guests as soon as possible and work to resolve the situation.

By confirming your booking, you agree to these terms and acknowledge that you understand the risks involved in staying at Villa del Sissi.

10. Complaints and Dispute Resolution

At Villa del Sissi, we aim to provide a seamless and enjoyable experience for all our guests. However, should any issues arise during your stay, we are committed to addressing them promptly and fairly.

Complaints

If you encounter any problems with the villa or its facilities during your stay, we encourage you to inform the host immediately. This allows us to address the issue as quickly as possible and make necessary repairs or adjustments. We strive to resolve any complaints to your satisfaction and ensure a pleasant stay.

Damages and Malfunctions

In case of any damages or malfunctions of the villa’s equipment, appliances, or facilities, please notify the host immediately. This helps us assess the situation and arrange for repairs or replacements as needed. Guests are expected to report any damages upon entering the villa to avoid potential disputes later.

Dispute Resolution

In the unlikely event that a dispute arises between you and the villa management, we recommend that both parties engage in a direct and respectful dialogue to resolve the issue. If an agreement cannot be reached, we will consider alternative dispute resolution methods, such as mediation or arbitration, as appropriate.

Legal Jurisdiction

Any disputes that cannot be resolved through direct communication or alternative dispute resolution will be subject to the laws and jurisdiction of Greece. By confirming your booking, you agree to comply with the applicable laws and regulations.
